ACCENTRO Reports Dynamic Revenue and Earnings Growth

- Revenues increase by 95.2 % to EUR 73.0m during 1st half-year 2021 (prev. year: EUR 37.4 m)

Berlin, 31 August 2021 - ACCENTRO Real Estate AG, an investor in residential real estate and Germany's leading housing privatisation company, keeps growing dynamically and looks back on an extremely successful first half-year.

Lars Schriewer, CEO of ACCENTRO Real Estate AG, expressed his contentment: "Overall, we achieved an excellent business performance. Compared to the first half-year of 2020, we nearly doubled our revenues. Our EBIT multiplied. All business units contributed to this excellent performance. Our strong strategic market position will serve as basis for our long-term success."

Consolidated revenues rose by 95.2 % to EUR 73.0 million (prev. year: EUR 37.4 million). Even more dynamic was the performance of consolidated earnings before interest and taxes (EBIT) climbing to EUR 19.1 million (prev. year: EUR 1.2 million). Accordingly, the consolidated earnings increased to EUR 4.7 million (prev. year: EUR -11.6 million) and earnings per share rose to EUR 0.14 (prev. year: EUR -0.36).

Contributions to operating income from fair value adjustments of investment properties - meaning the real estate portfolio of ACCENTRO which is held, developed and rented out longer-term - had a very positive impact on EBIT with EUR 16.3 million. This clearly demonstrates the quality and the capital appreciation potential of this real estate portfolio.

Total assets increased to EUR 981 million (31 December 2020: EUR 862 million), which is among others attributable to the further expansion of investment properties. The expansion is also reflected in the rental income, which jumped up by 96.4 % to EUR 10.8 million (prev. year: EUR 5.5 million).

ACCENTRO also achieved an excellent performance in the privatisation of residential real estate. Here, revenues almost doubled as they increased by 97.4 % to EUR 61.0 million (prev. year: EUR 30.9 million) during the first six months. The company sold 360 units to tenants, owner-occupiers and private investors - an increase by 122.2 % over prior-year period (prev. year: 162 units). The notarised volume of property sales amounted to EUR 116.3 million and exceeded the prior-year figure by a significant 155.0 % (prev. year: EUR 45.6 million).

After the positive business development during the first six months, ACCENTRO upholds its forecast for this year. It predicts that revenues will grow by around 60 % to somewhere between EUR 170 and 200 million (prev. year: EUR 125.2 million) and the EBIT by up to around 44 % to somewhere between EUR 45 and 50 million (prev. year: EUR 34.8 million). The objective is to generate growing and stable earnings. The earnings performance in the second half of the year will besides further fair value adjustments be driven by privatisation revenues - not least because of the robust sales activities during the first half-year - and by proceeds from block sales and rental revenues.

Lars Schriewer is very optimistic about the future: "ACCENTRO is superbly positioned. The company has a very well-filled privatisation pipeline. The fair value adjustments of the investment properties show moreover that we managed to build up a rental property portfolio that not only generates growing rental revenues but that also has enormous capital appreciation potential. We will keep growing significantly in both areas, and will help to provide the residential accommodation that is so urgently needed in Germany."
